Congratulations on purchasing your new home! This is such an exciting time as you start the next chapter of your life, but are you ready? Owning your home comes with many perks like no pesky landlord to report too, but it does come with its pitfalls too. What if your dishwasher breaks or there is a crack in the foundation? Are you ready to take on the challenge? Check out our new homeowner’s checklist for success that has 8 tips for new homeowners.

1. Start to save money now. Things break unexpectedly. It is smart to factor in unexpected expenses like tree trimming or a broken appliance. Is there a homeowner’s association? Do you need to pay a fee to live in your subdivision? It is better to save money now, rather be stretched thin on expenses a year from now when something comes up.

2. Keep records. As you make improvements on your house remember to keep track of them. Things like a new roof or new hardwood floors will only up your home in value.

3. Change your locks. As soon as you get a set of keys to your new home it is time to change your locks and make copies. You have no idea how many “extra” keys are floating around out there. Better to be safe than sorry.

4. Utilize your empty house. Your definition of clean may not be the same as the previous owners. Hire a cleaning crew or schedule a time to clean while the house is empty. This will make it much easier to really clean out those nooks and crannies. If you plan on painting or doing any other home improvement projects do them before you move in all of your furniture and belongings.

5. Activate utility accounts. Before you move in you are going to want to make sure you have your utilities like gas, electricity, and water turned on. Don’t forget about garbage. In some places pickup isn’t automatic. You also need to schedule an appointment to get your Internet and cable activated.

7. Look over your homeowners insurance. About six months into owning your home, you should look over your homeowner’s insurance policy. Check to see if there are any gaps or if you are paying too much for coverage you don’t need. If in doubt ask a professional.

8. Label. From the breakers in your electrical box to pipes and valves, it is important to know what everything and does.
